About Blackstone Mountain Phase II

Blackstone Mountain Phase II is about 743 acres of steep, wooded mountain land in Clay County, in the southern Kentucky mountains, next to Blackstone Mountain Phase I. It is split into 32 surveyed tracts from about 6.9 to 98.2 acres, and every corner has been staked and pinned. The property is roughly 10 miles south of Manchester and 27 miles east of London.

The land is private and secluded, with steep terrain, tall timber and creeks running through many of the tracts. Tracts 57 through 64 border national forest land. Turkey, deer and elk are all in the area, and the high ground gives hunters good vantage points. Because of the steep terrain, the tracts are best suited to hunting, camping and off-road use rather than building. The average elevation is about 1,010 feet.

Common questions about Blackstone Mountain Phase II — Tract 78

Do I need permits to go off-grid on Blackstone Mountain Phase II Tract 78?
Solar, propane, and rainwater catchment generally don't require permits on Blackstone Mountain Phase II Tract 78. The two systems that usually do: a county-permitted septic (or composting toilet alternative) and a permitted dwelling. Both are routine and inexpensive.
How much solar do I need for Blackstone Mountain Phase II Tract 78?
Sizing rule of thumb on Blackstone Mountain Phase II Tract 78: 1-2 kW for a tiny cabin (lights + laptop + small fridge), 3-6 kW for a comfortable off-grid cabin (full kitchen + AC), 8-12 kW for a full off-grid home with electric heat or shop tools. Battery sizing scales with the array.
How do I get water on Blackstone Mountain Phase II Tract 78?
Most off-grid owners on Blackstone Mountain Phase II Tract 78-sized tracts use one of three options: drilled well (one-time cost, runs forever), rainwater catchment system (cheaper, depends on rainfall), or hauled water in a cistern. The property page notes if a well is already on-site.
Is Blackstone Mountain Phase II Tract 78 too remote for emergency services?
Blackstone Mountain Phase II Tract 78 is rural, not wilderness. County 911 dispatch covers the area; volunteer fire and ambulance response times in the region typically run 15-25 minutes, in line with rural areas nationwide. A satellite communicator (Garmin inReach, etc.) is a good backup for the deeply off-grid.
