  • What is a Warranty Deed?

    A warranty deed guarantees that the seller holds a clear title and has the legal right to sell the land. It gives the buyer peace of mind that the property is free from claims or disputes.

  • Due diligence is the research a buyer should do before purchasing. This includes contacting the county, reaching out to us, and—ideally—visiting the land in person. Make sure you’re comfortable with everything before buying.

  • Most of our land is zoned residential, but some rural parcels may have no zoning at all. We recommend checking directly with the local county office to confirm current zoning rules.

  • In most cases, no. Unless otherwise stated in the listing, there are no time limits on when you must start building.

  • Usually not. In many areas, mineral rights were granted long ago to the government or railroads. You can check with the local county for details on obtaining them.

  • We don’t offer land locating services to keep costs low for our buyers. However, we provide detailed maps and GPS coordinates with every listing to make it easier for you to find the property on your own.

  • Some parcels have been surveyed in the past, but corner markers may no longer be visible. If a new survey has been done, it will be listed and available upon request.

  • Almost all properties are lien-free at the time of sale. If a lien exists, it’s paid off before the deed is transferred—so you receive clean, clear title.

  • Absolutely. We always encourage buyers to visit the land in person and complete their due diligence before committing.

  • We accept Bitcoin, bank deposits, wire transfers, cashier’s checks, and all major credit or debit cards.

  • We stand by every sale. If anything goes wrong, we’ll make it right—guaranteed.

  • Everyone! We don’t run credit checks. Whether you have great credit or none at all—we’ll work with you. Note: a small $18 monthly loan servicing fee applies, but it can be waived with auto-pay.

  • Just head to our secure Make A Payment page to submit your monthly payment easily.

  • Closing costs ($199) go toward preparing and filing all necessary documents, including the deed and land contract.
