Overview

This 33.7-acre tract, Tract 72, sits off an unmaintained dirt road. It is heavily wooded with tall trees. A stream runs through the tract. Steep terrain rules out building here, but the privacy and the game in the area make it a good hunting and recreation tract. A four-wheel-drive vehicle is required to reach it.

About Blackstone Mountain Phase II

Blackstone Mountain Phase II is about 743 acres of steep, wooded mountain land in Clay County, in the southern Kentucky mountains, next to Blackstone Mountain Phase I. It is split into 32 surveyed tracts from about 6.9 to 98.2 acres, and every corner has been staked and pinned. The property is roughly 10 miles south of Manchester and 27 miles east of London.

The land is private and secluded, with steep terrain, tall timber and creeks running through many of the tracts. Tracts 57 through 64 border national forest land. Turkey, deer and elk are all in the area, and the high ground gives hunters good vantage points. Because of the steep terrain, the tracts are best suited to hunting, camping and off-road use rather than building. The average elevation is about 1,010 feet.

How does Blackstone Mountain Phase II Tract 72 transfer to my family after I pass?
Blackstone Mountain Phase II Tract 72 is your real property, transferred to heirs via standard probate, will, or a living trust. We recommend most owners put rural acreage in a small living trust to bypass probate entirely — your estate attorney can set this up cheaply.
Can siblings or parents share Blackstone Mountain Phase II Tract 72 with me?
Yes. Joint ownership of Blackstone Mountain Phase II Tract 72 with a spouse, sibling, or parent is simple — we put both names on the deed at closing. Many family-land buyers do this so multiple generations share the asset from day one.
Can multiple structures be built on Blackstone Mountain Phase II Tract 72?
Check the property covenants for Blackstone Mountain Phase II Tract 72 first — most rural acreage allows multiple structures with individual county permits. No HOA oversight, but covenant terms vary by property.
Can I host extended family on Blackstone Mountain Phase II Tract 72?
