About River's Edge

River's Edge is wooded, rolling countryside in Jackson County, Kentucky, about 45 miles northeast of Somerset, 35 miles south of Richmond and 60 miles south of Lexington. The property is divided into 41 surveyed tracts from about 1.6 to 9.5 acres, and every corner has been staked and pinned.

The tracts are well wooded with tall trees, and deer, turkey and other wildlife are often seen on the property, so it is a natural fit for hunting. The Rockcastle River runs along the eastern edge of the property and a stream winds along the western and northern sides, so many tracts have water frontage for fishing and recreation. The Sheltowee Trace passes along the western and northern edge of the property. The average elevation is about 1,010 feet.

Common questions about River's Edge — Tract 7

Do I need permits to go off-grid on River's Edge Tract 7?
Solar, propane, and rainwater catchment generally don't require permits on River's Edge Tract 7. The two systems that usually do: a county-permitted septic (or composting toilet alternative) and a permitted dwelling. Both are routine and inexpensive.
Can I install solar on River's Edge Tract 7?
Yes — River's Edge Tract 7 has full sun exposure typical of rural acreage. A 3-6 kW solar array is enough for a small off-grid cabin; ground-mount or roof-mount installations are both common and do not require utility-company approval on private land.
Is rainwater catchment legal on River's Edge Tract 7?
Yes. Rainwater catchment for personal use is legal in Tennessee and is not restricted by our light covenants on River's Edge Tract 7. A 2,500-5,000 gal cistern paired with metal roof catchment supplies a small off-grid household year-round in most rural regions.
Will I have cell service on River's Edge Tract 7?
Cell service varies by carrier in rural country. Most tracts in this region get usable LTE on at least one major carrier; signal boosters are inexpensive and work well for remote acreage. Starlink is the standard internet solution for off-grid owners.
