Mcintosh County sits in eastern Oklahoma, and the tracts are wooded recreational — the terrain that makes the county worth buying into for lake-area cabins, hunting, recreational use, and weekend retreats.
Utilities are recorded per tract, never assumed: 1 of 9 has electricity run to the tract. The rest are raw land, and each tract page states which is which.
These tracts are sold direct from the seller. There is no listing agent, no lender, and no third party between you and the person who owns the land, which is what "by owner" means in practice here: you put $999 down, sign, and pay the balance in monthly installments straight to the seller.
Because the seller carries the financing, a bank never runs your credit — the reason the terms are the same whether or not you have a credit history. Payments are simple installments with no prepayment penalty, so the balance can be cleared early without a fee.
This is not unrestricted land. Each development in Mcintosh County has a recorded covenants document, and it governs what can be built and how a tract can be used. Ask us for it before you buy — we will send the covenants for a specific tract on request, and any plan that depends on a particular use being allowed should start there rather than with a listing description.
County rules apply on top of the covenants. Septic permitting and structural permits go through Mcintosh County, not through us, so a build plan needs both: the covenants for the tract and the county's requirements for the structure.
Whitetail deer and turkey hunting are popular throughout eastern Oklahoma. Tracts in Mcintosh County run 2.58 to 7.54 acres, the size band that supports a private hunting tract with room for stands and food plots without the cost of a larger recreational parcel.
Owning rather than leasing means the season is yours and the improvements stay yours. A $999 down payment is generally less than a year of lease fees on comparable acreage.
Listings in Mcintosh County sit near Eufaula (1 miles), Longtown (5 miles), Texanna (5 miles), and Carlton Landing (6 miles). Rural acreage is only as usable as its drive to a hardware store, a school and a hospital, so the nearest towns matter more than the county line does.
Each tract page carries its own coordinates and a map, and we will send driving directions to a specific tract on request before you make the trip.
